The Effect of Covid-19 Pandemic on Real Estate Preferences: The Case of Izmir

Abstract

A global pandemic has been effective in many areas such as the economy, social life, education, and working life in the whole world for more than a year. Consumption habits of consumers change dramatically due to the pandemic. For instance, the consumption of cleaning products has increased, or wearing masks has been an obligation. As a result, the lifestyle of people has significantly changed. This paper aims to understand how Covid-19 pandemic affects consumers' preferences for real estate. The data was obtained via in-depth interviews with twenty real estate consultants working in a company that is a part of a global chain. As a result, in the last year, consumer real estate preferences have changed sharply and the demand has changed towards free-standing houses It has emerged as a result of the increase in the preference of cash payment methods in real estate purchases. With the effect of increasing demand, prices have boosted and due to insufficient space, the settlement has shifted away from the center.

Covid-19 Salgınının Konut Tercihleri Üzerindeki Etkisi: İzmir İli Örneği

Abstract

Covid-19 salgını tüm dünyada, bir yılı aşkın bir süredir ekonomi, eğitim, sosyal yaşam ve çalışma hayatı gibi birçok alanda etkisini göstermektedir. Covid-19 salgınının etkisiyle bireylerin tüketim alışkanlıkları ve tercihlerinde belirgin değişiklikler yaşanmıştır. Temizlik ürünlerinin tüketimi artmış, maske zorunlu bir ihtiyaç haline gelmiş, hayat tarzında değişikliğe gidilmiştir. Bu bağlamda, çalışmanın temel amacı, Covid-19 salgınının tüketicilerin konut tercihleri üzerinde bir etkisi olup olmadığını anlamaktır. Çalışmada, dünyaca tanınan ve zincir olan bir konut danışmanlık firmasının İzmir ilinde faaliyet gösteren, bir ofisi (20 emlak danışmanı) ile görüşülmüş ve derinlemesine mülakat yöntemiyle veri toplanmıştır. Çalışmanın sonucunda, son bir yılda tüketicilerin konut tercihleri üzerinde keskin bir değişim olduğu ortaya çıkmıştır. Müstakil evlere doğru kayan talep ile birlikte, konut alımlarında nakit ödeme yöntemi tercihinin arttığı sonucu ortaya çıkmıştır. Artan talebin etkisiyle, fiyatlar yükselmiş ve yetersiz alan sebebiyle, yerleşim merkezden uzağa doğru kaymıştır.
