Land registry poses important functions such as explaining the rights of owner, or user of real estate, and providing information about the legal situations related to these rights. However, it is important to correct errors in land registry in accordance with the real right ownership of the real estate records as they are open to both public and relevant people, and the performed transactions should legally be reliable. In this study, types of share errors made on the land registry have been discussed, and in this context, Çankaya Land Registry Directorate, Espiye Land Registry Directorate and TAKBİS database were examined based on the nature of transaction. Nine different cases have been examined about the transactions made on different types of share errors on real estate. As a result, the documents submitted to the Land Registry Directorates must represent the truth completely, should examine very well by the land registry personnel, should pay attention whether there is any incompatibility between the savings requested by the right owner and the registration status registered in land registry. This study proposes that it is necessary to pay attention to whether there is a discrepancy between the desired savings request and the registration status registered in the land registry or not. Stock controls must be carried out meticulously in the transactions, and mistakes that may occur should be prevented, otherwise, carelessly submitted and processed data will mislead dimensions as per individuals and institutions.
